Full Management Service
Our Full Management Service enables our investor Clients to utilise our expertise in securing a suitable Tenant and setting up the tenancy and then managing the rental on their behalf. The many aspects of this role are summarised below;
- advise you on the anticipated rental value of your property.
- offer advice on how the property should be presented to the market and offered and matters of legal compliance.
- seek suitable tenants for your property by advertising, online listing, advising applicants on our database, marketing boards, etc.
- accompanying applicants to view.
- instruct a professional referencing agent to conduct a thorough series of references on every applicant, and provide you with a copy of each individual report.
- preparation of a tenancy agreement that is suitable for the specific letting (it is advisable to have the tenancy agreement checked by your solicitor and/ or mortgage company to ensure it meets their requirements).
- arrange for inventory and check-in using an independent inventory company. You will be required to cover the cost of this and we can provide you with the amount.
- collect the security deposit and first months rent in advance.
- ensure that all utilities (Council Tax, water rates, electricity and gas) are transferred into the new tenant(s) names, and that meter readings are recorded at the beginning and end of each tenancy.
- collect the rent on a monthly basis and provide you with a comprehensive statement of account and pay the funds onto the Landlord by BACS.
- we will carry out six monthly visits and report back via email with regards to the condition of the property and any maintenance issues or concerns (if any) that may have arisen. If you wish to have a full report with photographs carried out this can be arranged at a cost of £60.00 inc VAT.
- arrange for small items of repair to be carried out by local contractors or those specified by yourself.
- when required arrange for all insurance premiums and other expenses to be paid from funds.
- attend to routine management enquiries from tenants.
- keep all records on tenancies and other matters relating to the property.
- serve the necessary legal notices in the event that the property is required to be repossessed before expiry of the term.
- take action in the event of rent arrears.
- register the tenancy and security deposit with the tenancy deposit scheme.
- liaise between yourself and the tenants at the time of renewal and draw up a new Tenancy Agreement for each new term (There will be a cost of £60.00 inc VAT for each renewal Agreement).
- serve the Section 21 Notice on your behalf requiring vacant possession when required.
- arrange for the check-out to be carried out at the termination of the tenancy. This is at the cost of the Landlord. Once completed, a copy of the check-out will be forwarded to both parties. If there are any disputes, these will need to be made in writing at all times and we will assist you wherever possible but must remain completely impartial at all times. Once written consent is received from yourself we will return the deposit accordingly.
Letting and Rent Collection Service
Our Letting and Rent Collection Service suits our investor Clients who wish to utilise our expertise in securing a suitable Tenant and setting up the tenancy and although our Clients may wish to handle the maintenance and administrative elements wish us to collect the monthly rent from their Tenants. The key aspects of this role are summarised below;

- accompanying applicants to view.

Letting Only Service
As an alternative, we can offer you our Letting Only Service. This suits Landlords who wish to manage their own letting , who are familiar with legislation and compliance and wish to manage their own let but utilise our expertise in securing a suitable Tenant and setting up the let. Our fee will be deducted from the first months rent. The key aspects of this role are summarised below;
