Our local knowledge through both our Reigate and Dorking offices and genuine interest in listening to your requirements will help you find the right property.
Whatever your priorities – location, safe parking, outdoor space, walking distance to a station we will listen and be interested... and do our best to match you with the most suitable home. Renting a property through us is straightforward. We’ll help you every step of the way through all the referencing and paperwork and, where any fees are payable, we’ll tell you about them right from the start. Anytime you’re unsure of anything in the process, we’ll help and guide you.
We are ARLA bonded and your deposit will be protected in a required scheme – usually the Tenant Deposit Scheme and our Tenancy Agreements are thorough but fair based on the ARLA tenancy agreement.
When you select a property, you will be asked to provide information of your current employer, details of income and current/previous landlords where applicable. Upon receipt of satisfactory references and a completed credit check, we will then be ready to draw up the agreements. We will also guide you with contacting the utility suppliers at least three days prior to you moving in, in order to have a smooth connection.
You will then be asked to make an appointment to visit the office to complete the paperwork. A check in will be arranged and you will meet our clerk at the property to check over the inventory.
Please check the property against the inventory thoroughly to avoid any disputes at the termination of the tenancy. Please make the inventory clerk or the landlord aware of anything that needs attending to immediately.
Throughout the tenancy you must ensure you maintain the cleanliness of the property and inform the agent or the landlord of any damages, defects etc. If we manage the property we will wish to inspect by prior arrangement at periods during the term. Treat it like you would treat your own home. However fair wear and tear is taken into consideration when you come to vacate. If there is anything you are unsure of, just ask.
